Water, wastewater and natural gas onsite with adequate capacity—or a formal, funded and time-bound extension plan.
Logistics & access
Direct, established truck-quality road access connecting the property to major transportation corridors.
Due diligence
A Phase I Environmental Site Assessment, preliminary geotechnical analysis, and current boundary and topographic surveys.
Zoning & ownership
Clear title, a confirmed asking price from a willing seller, and industrial zoning—or an expedited rezoning pathway.
Local & state incentives
Available programs are identified based on capital investment, job creation, project eligibility and required state or local approvals.
